IN-SUITE PREVENTATIVE MAINTENANCE

The Strata Council would like to advise owners and tenants of The Lions that the buildings are now over 20 years old and it is strongly recommended that all owners/residents of The Lions retain a professional plumber to inspect the various valves situated in the strata lot for signs of wear and tear. In particular, the washer and dishwasher valve, the toilet feed valves, toilet seal and diverter cartridge  should be carefully checked. This simple step will help greatly to reduce the possibility of resultant water damages.

FOB/REMOTE PURCHASE REQUESTS

Purchase of Fob-s and Garage Remotes

Additional security credentials (up to the allowed maximum number for each unit as regulated by the Lions Bylaws and Rules are available for purchase at the Concierge Desks for Owners and Authorized Agents only via the FOB Request Form.

HOW TO APPLY

 If  you are an Owner: Please make sure that you complete the Key Fobl Registration Form (SIDE #1) and return it to Management in a timely fashion. Please make sure that you communicate to your tenant(s) that they will not be able to obtain Fobs or Garage remotes. Fobs and Garage Remotes can be purchased by Owners and their authorized Agents only! Please ensure you read the form carefully and that you provide all requested information on the form! 

 

If  you are an Agent: Please make sure that you submit proof of authorization, signed by the strata lot owner, authorizing you, to receive the new security credentials. You will not be able to purchase Fobs or Garage Remotes if you do not provide a written and signed authorization of the strata lot Owner. The letter of authorization has to be signed by the Owner and include up to date telephone numbers of the Owner(s). A copy of an existing contract can be submitted as proof of authorization. Agents will have to present valid government ID when receiving the fobs and garage remotes. 

 

 If  you are a Tenant: Please contact  your Landlord or authorized Agent in a timely fashion to inform them that you require a Fob or Garage Remote. Management is not authorized to issue Fobs or Garage Remotes to tenants. You can request key Fobs and Garage Remotes  from the Owners or Authorized Agent only!

FIRE SPRINKLER ADVISORY

Residents are advised not to accidentally hit or hang anything on the fire sprinklers which can cause a sudden discharge and make you liable for the restoration and repair cost of multiple strata lots. Landlords and Agents should make their tenants aware of this before they move in. A simple addendum to the lease agreement is recommended or a form which the tenants have to sign including pictures of fire sprinklers and their location.
