The Lions Harrasment Policy

Dear Owner(s),

Please be advised that the Strata Corporation on your behalf has obtained a professional opinion with respect to the “Home Renovation Tax Credit” and your official receipt in tabular form is attached to this letter. The receipt covers your share of “Eligible Expenses” at the Lions, Strata Plan LMS 3942 for the “Eligible Period” from January 27, 2009 to February 1, 2010.

For your convenience, this information has also been posted in form of a PDF to be downloaded from the link below.(please use the same username and password as for the strata minutes)

For you added clarification and to ensure that you are eligible to receive the tax credit, please ensure that your strata lot(s) at the Lions meet the following “Eligible Dwelling” requirements.

Eligible Dwelling

To be considered an eligible dwelling the following conditions must be met:

  • The housing unit was owned by the tax payer at the time of the renovation, alone or jointly with another person; and
  • The housing unit was the principal residence of the individual claiming the credit, or his/her family members any time during the eligible period.

 

Please be aware the Commercial strata lots do NOT apply.

TIPS OF THE MONTH: January 2010

The Strata Council would like to advise owners and tenants of The Lions
that the buildings are now over 10 years old and it is strongly
recommended that all owners/residents of The Lions retain a professional
plumber to inspect the various valves situated in the strata lot for signs of
wear and tear. In particular, the dishwasher valve and toilet feed valves
should be carefully checked. This simple step will help greatly to reduce
the possibility of resultant water damages.

Re: Purchase of additional Fob-s and Garage Remote Controls

 

Dear Residents,

 

Please be informed that the transition period for the installation of the new Access Control System is completed. We would like to thank you for your patience and cooperation, and remind you that you will need the new Fobs and Garage Remotes in order to access the building and parkade. We would also like to advise you that some of the new security credentials have combined features, performing as a fob and garage remote in a single unit.

Additional security credentials (up to the allowed maximum number for each unit as regulated by the Lions Bylaws and Rules) will be available for purchase at the Concierge Desks for Owners and Authorized Agents only, starting December 21st, 2009 Monday to Friday 9 am to 5 pm exclusively.

 

*BYLAW 1. D:  The maximum number of persons residing in a strata lot shall not at any time exceed two (2) for a studio unit, three (3) for a one-bedroom unit, four (4) for a two-bedroom unit and five (5) for a three-bedroom unit.

For additional security credentials in excess to the allowed maximum number, the"Additional Fob Purchase Request" form is available at the Concierge desks, which will have to be submitted for review and approval to the Strata Council security subcommittee. (Form to be requested and filled out by Owners and Authorized Agents only).Your old fobs and garage remotes are deactivated and will not be reprogrammed due to system incompatibility! If you wish to participate in a recycling program for your old fobs and garage remotes, please drop them off at the Concierge desk.

Re: The new and soon-to-be-made-operational security system at THE LIONS
          
(In order to receive Fobs and Garage remotes for the new security system, you must complete this form and return it in a timely fashion!)

Dear Residents,

The Strata Council would like to advise you that the building access system is being upgraded at present. It is imperative that all owners or their authorized agents complete the included “Key Fob Registration Form” in a timely fashion (no later than November 15, 2009) and return it to the Concierge at the Lions, in order to receive the new building access fobs that will provide access to the building and underground parking areas to each tower.

If you are a non-resident owner and you are renting you suite, please advise your tenant(s) that they will not be able to obtain the new fobs and garage remotes from Management directly. No exceptions will be made. Fobs and garage remotes will be given to owners and authorized agent’s only. If you have an agent managing your suite, you are required to provide written authorization, authorizing your agent to receive the fobs and garage remotes on your behalf. Management will issue the new fobs and garage remotes to an agent, only upon completion of the included form and verification of authorization by the owner. No exceptions will be made. The forms will be as well available at each Concierge desk at The Lions towers. Please advise your tenants in a timely fashion about this policy. 

Each suite (strata lot) will receive two complementary key fobs plus garage remote controls according to the number of parking stalls associated with the suite. The new garage remote controls will have an embedded fob. That is to say, each  garage remote represents two security functions, that of one garage remote control and of one fob combined in a the single unit.

Each suite (strata lot) will be entitled to a maximum of key fobs as per the allowed maximum number of occupants in a strata lot (suite), as mandated by the bylaws* of THE LIONS.

If you require additional fobs and garage remotes exceeding the allowed maximum for your strata lot, a soon to be made available form has to be submitted by the owner or authorized agent to the strata council for review and approval. Please note that management is not authorized to issue any additional fobs or garage remotes without council’s approval.

 
 

A  If  you are an Owner: Please make sure that you complete the Key Fobl Registration Form(SIDE #1) and return it to Management in a timely fashion. Please make sure that you communicate to your tenant(s) that they will not be able to obtain Fobs or Garage remotes for the new security system. The new security Fobs and Garage Remotes will be given to owners and authorized agents only!

B  If  you are an Agent: Please make sure that you submit proof of authorization, signed by the strata lot owner, authorizing you, to receive the new security credentials. You will not be receiving Fobs or Garage Remotes for the new security system if you do not provide a written and signed authorization of the strata lot owner. The letter of authorization has to be signed by the owner and include up to date telephone numbers of the owner(s). A copy of an existing contract can be submitted as proof of authorization. Agents will have to present valid government ID when receiving the fobs and garage remotes. 

C  If  you are a Tenant: Please contact the suite  (strata lot)  owner or authorized agent in a timely fashion to inform them that you require a key Fob(s) or Garage Remote Control(s). Management is not authorized to issue Fobs or Garage Remote Controls to tenants. This is not open to negotiation! You will receive the key Fobs and Garage Remote Controls from the owners or authorized agents only.
